Moisture Intrusion

A moisture intrusion inspection is a specialized assessment conducted to identify and evaluate areas within a building where moisture has infiltrated or has the potential to enter. The goal of this inspection is to detect sources of moisture and assess any resulting damage or risk of damage to the structure, as well as to identify conditions that may lead to mold growth or other issues.

  • Inspect Exteriors: Check for gaps, cracks, or damage in siding, stucco, brickwork, and around windows and doors that could allow water penetration.

  • Check Roofing: Examine the condition of the roof, including shingles, flashing, and seals around vents and chimneys, to ensure they are intact and watertight.

  • Assess Grading and Drainage: Evaluate the slope and condition of the ground around the building to ensure proper drainage away from the foundation, which helps prevent water from pooling near the structure.

  • Inspect Interior Spaces: Look for signs of moisture such as stains, discoloration, or peeling paint on walls and ceilings, which could indicate leaks or condensation issues.

  • Utilize Moisture Meters and Thermal Imaging: Use tools like moisture meters and infrared cameras to detect hidden moisture behind walls or in building materials, which may not be visible to the naked eye.

  • Recommendations: Provide recommendations for repairs or improvements to mitigate moisture intrusion issues and prevent future problems.
